Terms descriptions:
First Paragrph: Says We agree to buy, you agree to sell, the following described property (then we list the property address and Parcel/ Tax ID#
- The Overall Price to you.
- The Conditions of the purchase agreement.
2-a we are buying as-is once we close you are no longer responsable for anything.
2-b We will do a feasaility study (at our expense) To make sure the lot is buildable, zoning, endanger species (belive it or not here in FL Turtles could be a huge issue. if your not near water your probally ok. If any reasons would these exist we have the right to cancel the agreement before closing.
2-c You have to have and provide clear title, meaning you can't have any judgements or mortgages against the property that are not gpoing be paid off at closing, you don't need cah now if you do they will be paid out of your proceeds.
2-d We will select the title company or attorney for closing. (we are paying for it) - We the buyer pays allpay all title related charges, closing fees, recording fees, and doc stamps. We will even pay the current years taxes up to the day of closing, this is normally the sellers cost. BUT you will have to pay any previous years past taxes due if you have any at closing, Again at closing you don't need cash now it will be paid with proceeds at closing.
- Our agreement is for 90 days, don't panic... most closings take 30-45 depending on whats going on with your title. Maybe sooner, we have done them as fast as 2 week, but no promises, everybody has to move fast, and most of the waiting is for the county, and thgey don't move fat for anyone. over 45 days... usally there is a issue, a missing document, a past mortage was not released ect, that just take time to fix and get right.
If your not local, no problem the closing title company or attorney can Fed-Ex you the documents to close, notorize them and send the back to "HIM" not us. once he gets the the day of closing he will wire you the money to your bank. He will go over the process with you. But don't worry not being local is not a problem they do them every day like that.
