Q: How long does it take to get my money?
A: That's an opened ended question it depends on a few factors. Our contract is a 90 day contract, it take 30-45 to get the numbers we need for the county, and there is nothing we can do to speed that along... If everything is clear about a week after that we can set up closing.
Q: I have a open unpaid taxes who pays that?
A: You have to give us clear title at closing, so you do. But the funds are paid out of your proceeds at closing so you don't need any cash up front or before the settlement.
Q: What if the mortgage is not approved?
A: We pay cash, we don't use loans, we use what we call "CASH PARTNERS". Basically its rich people like doctors, lawyers, business owners that put up the cash to be our partner in the deal.
Q: How does the cash partner thing work?
A: They only part your worried about is the "MONEY" you get at closing and that will come to you from the settlement attorney. Each deal, each partner is different, sometimes we close in just our name and pay the cash partner back after we resell the property, sometimes both our name & the cash partner are on the deed when we close with you. And sometimes it's just the cash partners name on the deed and we are paid at closing a assignment fee for putting the deal together and overseeing the construction by our cash partner.
Q: Do I ever have to pay anything in advance before we close?
A: NEVER!
Q: Who pays the closing costs?
A: We do! We pay the lawyers, the legal fees to close the deal, and all the junk fees that they add-on.
Q: What do I have to pay out of my proceeds?
A: Maybe nothing, it depends if you kept up with thinks like tax bills grass cutting or if you owe anything like back taxes, code violations, personal judgments. We find out all those numbers if any about a week before we close when the numbers come back from the county.
Q: What if I change my mind?
A: You really can't once we start spending money on the closing you’re committed, so be sure before you sign the contract to sell!
Q: Do I get any upfront money?
A: No! You will get 100% of the money at closing, mainly because we don't even know if you have clear title to sell it yet that's the "title search" that takes 3-4 weeks at the start.
Q: Other companies say "SELL IN 7 DAYS"
A: They are lying, what they are really saying "they will give you a contact in 7 days" It's technically to close that fast, because we need numbers and clearances from the county government. And thisthis just doesn’t move fast. If they are staring out lying to you??? Is that someone you really want to do business with??? I don't!
Q: I really don't need to clean anything?
A: NOPE! Nothing, no clean up, no clean out! Take what you want and leave the rest we will trash it.
